This week, we are focusing on five assets that would be perfect house hack duplexes in Washington, DC, for investors looking to purchase with a low down payment of 3.5-5%.
3014 Warder St. NW
- Single Family House with In-law Suite - 2 Beds / 1 Bath upstairs
- 1 Bed / 1 Bath downstairs
- List Price: $800,000
- This property will require some work and wouldn't qualify as a duplex upon initial purchase. Therefore, you’ll need to qualify to buy it without considering income from the lower level to mitigate the mortgage expense. However, the value add is that the unit can easily obtain a Certificate of Occupancy (CofO) for the basement, as it already meets most of the necessary qualifications. Turn this into a duplex and gain instant sweat equity!

- 1 Bed / 1 Bath Downstairs
- List Price: $899,900
- This price point is simply too desirable to pass up in Capitol Hill. Even though the bed/bath counts aren't ideal for generating significant income, I truly believe there won't be any more duplexes for sale in this area under $1 million.

- List Price: $1,450,000
- Georgetown, DC real estate. Enough said. Buy it, live in it, rent it out, and wait. Eventually, you will win.
1642 New Jersey Ave. NW

- 2 Beds / 2 Baths Downstairs
- 2 Beds / 1 Bath Upstairs
- List Price: $1,169,000
- Parking is what makes this building valuable. Not only does it add long-term value, but it also increases rental value when trying to lease these units. TOPA and CofO are already in hand, making this property truly turnkey.
2116 North Capitol St. NW
- Duplex
- 3 Beds / 3.5 Baths Upstairs
- 1 Bed / 1 Bath Downstairs
- List Price: $1,100,000
- This is the easiest house hack on the list. It offers ample space for family, renting to friends, or a home office in your unit, while the lower level helps mitigate your living expenses.
So, which would Cassidy buy? As always, it depends. It depends on your current living situation needs (parking, beds/baths) and your location preference. I love 1656 Avon Pl NW in Georgetown, DC, due to its location, but I also understand that it is the most expensive asset. It all depends.
